SPECIAL MEETING
ELK GROVE VILLAGE PLAN COMMISSION
February 20, 1975
VALE TRACT PRESENTATION
The Special Meeting of the Plan Commission was called to order at 7:50 p.m.
on Thursday, February 20, 1975 in the Multi-Purpose Room of the Municipal
Building, 901 Wellington Avenue.

Mr. Ives presented a site analysis of the subject property which consisted
of existing and proposed land uses of contiguous areas , slope analysis ,
soil boring data and the location of critical/unsuitable soils , pictorial
of vegetative coverage, flood plain delineation and contour data.
Land use allocation was also discussed and is as follows :

Mr. Liebow stated that the zoning requested for the Vale Tract is to
allow them enough leeway to build units which are marketable.
In answer to Cummins ' question concerning the traffic impact of the
development, Liebow said that the traffic study presented to the
Commission approximately a year ago will be updated.
Liebow told the Commission that if the existing Subdivision Ordinance
is followed, it would be virtually impossible to maintain the slope or
contour of the land. Hamilton and Cimino disagreed, stating that the
problems foreseen by Mr. Liebow can be overcome.
Following the meeting with Centex officials , McGrenera called for a
workshop with the Planning Consultant on Friday, March 7 and Monday,
March 10 at 7:30 p.m. in the Staff Conference Room.
The meeting adjourned at 10: 15 p.m.
