HomeMy WebLinkAboutPLAN COMMISSION - 02/03/1975 - PLAT OF DEDICATION NERGE ROAD 0 � MINUTES ELK GROVE VILLAGE PLAN COMMISSION February 3, 1975 The Podoisky & Associates public hearing was called to order at 8:08 p.m. on Monday, February 3, 1975 in the Council Chamber of the Municipal Building, 901 Wellington Avenue. MEMBERS PRESENT: MEMBERS ABSENT: Richard McGrenera Thomas Hamilton Leah Cummins Alvin Krasnow Joseph Cimino Edward Hauser STAFF PRESENT: Marc Grice Thomas Rettenbacher Stanley Klyber Building Commissioner William Wesley (8: 15 P.M.) Gary Parrin Administrative Intern The petitioner is requesting a special use permit to extend rail service along the south side of Touhy Avenue. The Building Commissioner informed the Commission that the railroad spur to the petitioner's property would cause problems with the Warner Lambert building's (west of petitioner's property) sprinkler connection, travel distance to an exit, and the required open space around the building. Chairman McGrenera directed the Administrative Intern to acquire the additional opinion of the Fire Department regarding the special use request. Additionally, a representative of Calumet Manufacturing Company, located across the street from the proposed railroad siding, will present information to support his belief that vibrations caused by the railroad cars will adversely effect the delicate camera equipment they manufacture. The hearing adjourned at 9:26 p.m. Plat of Dedication: Nerge Road Grice moved to approve the dedication of right-of-way on Nerge Road. Cimino seconded the motion. All present voted AYE. Vale Tract Tod Trayser was present to discuss the Vale parcel with the Plan Commission members , Mike Ives and Will Liebow. He had requested from Centex a number of items which will offer the Plan Commission a better basis upon which to make planning decisions on the Vale Tract. The density, size and potential land problems are compelling reasons to obtain the information. McGrenera informed those present that all land west of Route 53, whether presently developed or to be developed in the future, can be considered in density calculations . • Vale Tract (continued) Mr. Liebow stated that the means to accomplish the land use allocation plan should be contained within an ordinance. What to do with the R-5 zoning is still a question. Mr. Trayser replied that land use can be discussed after the Commission is made aware of areas containing bad soils or usable land. The developer must show how they intend to work with the soil conditions of the Vale Tract. Chairman McGrenera called a special meeting of the Plan Commission on Thursday, February 20, 1975 at 7:30 p.m. to meet with Centex officials and discuss information to be presented according to Mr. Ives' letter of January 20, 1975• Commissioner Hauser requested that the Commission be made aware of matters regarding the Vale Tract to which the Village Board has committed itself.
