HomeMy WebLinkAboutPLAN COMMISSION - 08/01/1984 - BIESTERFIELD AND MEACHAM REZONING PETITION Minutes ELK GROVE VILLAGE PLAN COMMISSION Date: Wednesday, August 1, 1984 Location: Council Chamber Municipal Building 901 Wellington Avenue The Public Hearing was called to order at 8:13 p.m. by Chairman Glass. Members Present: Members Absent: John Glass, Chairman Leah Cummins George Mullen Fred Geinosky Dave Paliganoff Orrin Stangeland Clark Fulton Staff Present: Thomas Rettenbacher, Building Commissioner Robin Weaver, Administrative Assistant Public Hearing - Docket 84-5: Petition for Rezoning 20 acres (Southeast corner of Biesterfield and Meacham Roads) Morton Kaplan, attorney for the petitioner, presented information through the following witnesses: Thomas R. Schreiner, property owner; Rolf C. Campbell, planner; Frank Muriello, real estate appraiser; and Ronald Adams, design engineer. It was stated that the intention of the property owner was to sell the parcel to a developer or to form a partnership with an experienced developer. In response to a question, Frank Muriello responded that in his opinion the highest and best use of the land is for B-3 and O-T uses. He also stated that these zoning classifications would not be injurious to the surrounding properties. Commissioners asked questions regarding economic feasibility; market demand; possible multi-family use; traffic; development schedules; maintenance responsibilities, dedication of Home Avenue; configuration of Home Avenue; possible uses of office space; and water detention. Bolger Landscape Plan The petitioner, Terence A. Bolger had requested a change in the Landscape Plan for the development at the Northeast corner of Devon Avenue and Arlington Heights Road. After discussion, the Plan Commission approved the use of Buckthorns as screening and three (3) trees - one each: Ginkgo Biloba, English Oak and Hop Hornbeam - in place of two (2) Locusts.
