Minutes ELK GROVE VILLAGE PLAN COMMISSION Date: Wednesday, November 5, 1986 Location: Council Chamber 901 Wellington Avenue Members Present: Members Absent: John Glass, Chairman Frederick Geinosky Leah Cummins, Secretary Clark Fulton George Mullen David Paliganoff Staff Present: Thomas Rettenbacher, Building Commissioner John Coakley, Administrative Intern Others Present: Donna Bondioli, owner of subject property Donald Patelle, Industrial Real Estate Broker S. J. Lakeford, Attorney representing Bondioli The meeting was called to order at 8:13 p.m. j Bondioli: Rezoning (Located on Landmeier Road west of Busse Road - Kearn Engineering) Lakeford stated that the petitioner is requesting rezoning of a 1.2 acre parcel from B-3 to I-1. He said a multi-use industrial building is planned for the lot. He further noted that the front 135 feet of the property is already zoned I-1. Donna Bondioli stated that a 25,000 square foot combination office and industrial building will be constructed if the rezoning is granted. The building will consist of approximately 11 units of I various sizes. She said the existing Kearn Engineering building would be demolished and removed. Donald Patelle stated that the proposed usage would be the highest and best use for the land because the Village would benefit through the tax revenue. He noted that the construction cost would be $800,000. George Mullen inquired about tenants for the building. Patelle responded that no tenants had been signed up yet, but that there should be no difficulty renting the facility. He also said that Bondioli would retain ownership of the facility once it is built. Bondioli responded to David Paliganoff's question regarding the type of tenants by stating that they would include sales representatives, machine shop, and distributors. She based her i answer on the types of businesses that have contacted her about the facility. i i i Plan Commission Minutes - 2 - November 5, 1986 Bondioli : Rezoning (continued) Patelle stated that they want to begin construction this fall and finish in the Spring of 1987. He then described the zoning of the properties surrounding the Bondioli parcel. To the east is B-3 zoning, I-2 zoning on the south and southeast, and I-1 zoning to the north and west. Leah Cummins inquired about the landscaping plan for the property. Patelle responded that they would put in whatever the Village requires. He said that some combination of grass, bushes and trees would be used to make the building attractive. The public hearing was closed at 8:49 p.m. Following further discussion, Leah Cummins made a motion to recommend rezoning and Clark Fulton seconded it. The vote for approval passed unanimously. Winston Grove: Section 23B Resubdivision No. 5 - Plat of vacation Following discussion and review of the plat, Leah Cummins motioned to recommend approval of the plat of vacation and George Mullen seconded it.
