It was the consensus of opinion that the definition of the building site as stated in the ordinance should include all buildings . In other words , Section 3-B (6) should perhaps be amended to read "for each multi-family dwelling unit or apartment" . A definition of a multi-family dwelling unit should also be given. The Commission desires confirmation that the presently developed area cannot enter into the competition of density on property presently undeveloped. If this cannot be given, then the words "an average of" should be deleted from Section 2-A. Bill Ballard made a motion that the Plan Commission recommend the Village Board approve the A-2 ordinance with provisions previously stated. Leah Cummins seconded it . In the discussion, it was thought that the 35-foot restriction as to heighth should be removed; however , the Commission will not include it in the recommendation in order to avoid another public hearing at this time. Vote was called for and was unanimous for approval . On the Higgins Industrial Park Units 1 and 2 , Leah Cummins moved for the approval of the plat submitted. Gayle Bantner seconded it and the vote was unanimous . Since this property is located outside the village but within one and a half miles , it was pointed out that the Commission was most appreciative of being given the opportunity to review the plat . To their knowledge , it was the first one that had been submitted. Respectfully submit ed , W. R. Ballard , Secretary
