PLAN COMMISSION
MI1MES OF THE MEETING OF MARCH 31, 1965
Present were: Jack Pahl, Chairman

George L. Majoros, Village Administrator
The Chairman, Jack Pahl, reported that he attended the Cook County
Zoning Board of Appeals hearing on Dockets Nos. 833 and 867 and registered
no objection because the meeting had adjourned.
It was moved by Mr. Knudsen and seconded by Mr. McGrenera that
the preliminary plat of Centex Industrial Park Unit 25 be approved.
On a voce vote, all answered aye.
It was moved by Mr. Knudsen and seconded by Mr. McGrenera that
the final plat of Centex Industrial Park Unit 18 be approved. On a
voce vote, all answered aye.
A motion was made by Mr. Knudsen and seconded by Mr. Denney to
approve the preliminary plat of Unit 6 of the Higgins Road Commercial
Subdivision. On a voce vote, all answered aye.
The transcript on Docket 65-1 was discussed, especially in regard
to the objections by the residents immediately to the west of the

subject property, concerning the screening of the industrial buildings
from their homes. Special attention was called to Article XII, Section 2,
of the Elk Grove Village Zoning Ordinance, which provides: "Whereever
such District immediately adjoins a residentially zoned area, screen
planting in the form of trees, shrubs, hedges or similar plantings
shall be installed and maintained by the owners or occupants of the
industrial property along the borders of the "M-1' District where
such borders meet the more restricted districts."
A motion was made by Mr. McGrenera and seconded by Mr. Denney
that the petition of the Chicago Title and Trust Company and the
Chicago District Pipeline Company to zone the subject property
(Docket 65-1) to Elk Grove Village zone M-1 be approved for the
following reasons:
1. Approximately 75% of the surrounding property is currently
in the M-1 and/or M-2 classification.
2. Subject property is in the O'Hare airport approach zone.
3. Tec-Search, Inc., professional planners hired by the
Village, concur with the Commission's opinion and
recommendation.
4. This zoning is the highest and best use of the land.
