v _ <br /> r • • <br /> MINUTES <br /> ELK GROVE VILLAGE PLAN COMMISSION <br /> May 21 , 1975 <br /> The regular meeting of the Plan Commission was called to order <br /> at 8:00 P.M. on Wednesday, May 21 , 1975 in the Staff Conference Room of <br /> the Municipal Building, 901 Wellington Avenue. <br /> MEMBERS PRESENT: MEMBERS ABSENT: <br /> Richard McGrenera Alvin Krasnow <br /> Edward Hauser William Wesley <br /> Stanley Klyber <br /> Thomas Hamilton STAFF PRESENT: <br /> Joseph Cimino Gary Parrin, <br /> Leah Cummins Administrative Assistant <br /> CONSULTANT PRESENT: <br /> Tod Trayser <br /> SASS RESUBDIVISION <br /> Mr. Sass was present for an informal discussion with the <br /> Commission regarding the resubdivision of his property located at the <br /> northeast corner of Higgins Road and Joey Drive. It was Mr. Sass 's <br /> intent to erect a building for use by a printing company. <br /> The Plan Commission unanimously accepted the proposed use <br /> if all Village requirements are met. <br /> VALE TRACT (8:30 P.M.) <br /> Tod Trayser recommended a new PUD district to apply not only <br /> to the Centex proposal , but also to other developments which might <br /> come before the Village. There would be a base density of 6 D.U. 's/acre <br /> with an upper limit of 8 D.U. 's/acre allowed on an incentive basis . The <br /> incentives should follow good design and encourage amenities . <br /> For an example, a larger number of dwelling units (not less <br /> than the base of 6 D.U. 's/acre nor greater than 8 D.U. 's/acre) would <br /> be allowed should a developer provide tennis courts , underground <br /> parking, pools, reduced bedroom count, additional recreational lands , <br /> etc. <br /> The Commissioners tentatively agreed to the following incentives <br /> for an R-5 district: <br /> 1 . Minimum 30' wide greenway at rear of dwelling units. <br /> 2. Large recreational/educational sites fed by the 30' <br /> wide greenways. <br /> 3. Incentive items which are firm and measurable: <br /> a. Underground or covered parking. <br /> b. Landscaping. <br /> . . . continued <br />
