Minutes <br /> ELK GROVE VILLAGE PLAN COMMISSION <br /> Date: Wednesday, November 19, 1986 <br /> Location: Multi-Purpose Room <br /> 901 Wellington Avenue <br /> Members Present: Members Absent: <br /> John Glass, Chairman Fred Geinosky <br /> Leah Cummins, Secretary George Mullen <br /> Clark Fulton <br /> David Paliganoff <br /> Staff Present: <br /> Thomas Rettenbacher, Building Commissioner <br /> Robin Weaver, Administrative Assistant <br /> John Coakley, Administrative Intern <br /> Others Present: <br /> Donald Reese, Flapan Company (car wash equipment manufacturer) <br /> James Gerali, owner of subject property <br /> Jane Matheson, architech <br /> John Broihier, attorney representing Gerali <br /> Roy Harnish, design engineer <br /> Bruce Allison, land planner <br /> The meeting and the public hearing were called to order at 8:15 p.m. <br /> Gerali - Caravan Properties - Subdivision and Rezoning I-1 to B-3 <br /> (located at the northwest corner of Higgins Road and Lively Boulevard) <br /> John Broihier stated that Mr. Gerali is seeking to have the <br /> property subdivided into five lots. All of the proposed lots already <br /> are zoned I-1 on the Elk Grove Village Official Map. Gerali is <br /> requesting that the proposed lot one be rezoned to B-3. Lot one <br /> would be used for an auto laundry (car wash). <br /> Broihier described the properties surrounding the Gerali property <br /> as follows: I-1 zoning to the north and northeast, county zoning B-2 <br /> to the east, an auto-body shop to the west, and to the south is both <br /> I-1 and county zoned R-5 and currently being farmed. The Gerali <br /> property is currently zoned R-3 in Cook County. <br /> Bruce Allison presented an arial photograph, site plan and land- <br /> scape plan for the property. He stated that lot one, the car wash, <br /> would have three entrances: one on Higgins Road and two on Lively <br /> Boulevard. The car wash would be contained in one 56,000 square foot <br /> building. A total of 22 parking spaces and 56 stacking spaces would <br /> be provided. <br /> Allison said the car wash would be the highest and best use of <br /> the land because it fits in with the surrounding land uses. He further <br /> noted that the trend along Higgins Road is commercial usage for land. <br /> I <br />
